Historic Barn Conversion for sale

As you know, we are a Bristol letting agency not an estate agent, but increasingly we are asked by clients if we could market their property for sale.  This barn conversion (Image below) is a typical example.  

This delightful barn conversion is situated east of the city and is currently used as stabling for our client’s main enterprise, a country inn and hotel.  Although primarily used for stabling it has been used in extremis as an overflow for the hotel’s residents when due to an overbooking, with a tax collectors convention, our client found he had “No room at the inn”.
 
The property could have several uses.  Of course it would make a delightful home, and would be of interest to amateur astronomers because its unique position and alignment means that certain stars in the eastern sky shine more brightly.  
 
Entrepreneurs might like to look at the commercial opportunities that this barn conversion offers.  Our client has utilised it as a function room/meeting venue in the past, when it was used for a christening party.  Our client tells us that it was a particularly lavish party with local sheep farmers in attendance and some guests travelling from the Orient with luxury gifts for the lucky child.  
 
Alternatively there is outline planning consent to turn the barn into a private maternity hospital, which once again it has been used for in the past.  We would however recommend that potential purchasers invest in state of the art equipment, not the current manger, which may have been acceptable “back in the day” is not suitable for 21st century childbirth.
 
All in all this is a versatile property that will surely attract the interest from far and wide, we have already had an offer from a local aristocrat Mr H E Rod Esq. whose ideas were vague but seemed to involve using the barn as some kind of abattoir.
 
Of course all the above uses will require planning and an architect.  We asked architect and planning expert S Moyse of p-Technical design who has looked at this development and told us: 
 
“When there is a possibility that your site is of historical importance, within a rural area or a particular public interest, it is recommended that you have a conversation with the council’s conservation officer first. 
 
Be a wise man, take on board the officers comments and makes friends with them because they will be looking over your shoulder throughout the planning and building process. Always make sure have a clear purpose and be prepared to defend your ideas from objections, petitions and local press. If all this worries you, hire an architect to help navigate. Their experience and knowhow will act as your guiding night star in the tough world of design, planning and building. Some clients even describe us as their saviour
 
Financing building plots and barn conversions can be tricky in the current climate we asked mortgage guru Steve Bolt for advice he told us: “There could be difficulty in obtaining a mortgage for this property, mainly due to a possible agricultural tie. 
 
My recommendation would be to speak to the local Surveyor, H O Spirit & Co, who are well known in this area, and should have an in depth knowledge re the exact tenure. Should the building have this restriction, then it could only be mortgaged to a member of the local community involved in the farming & livestock industry for example a consortium of shepherds.
 
I understand that there are a multitude of shepherds living close by who could be considered, however as most stockmen are usually self employed, 3 years audited trading accounts would be required, as well as 6 months of bank statements.

I believe the property is leasehold only. The Freeholder will not sell, in fact they want the property back with the land cleared of all buildings!. They have retained a Mr U N Nations as their legal adviserdale trimble December 15th 2012 19:47:28
