Whether it's your own home, or an investment property, finding the right tenant/s is the key to successful renting.
We tailor our various levels of property lettings services according to our Client Landlords' requirements. Basic details are below, but please do contact our Bristol Lettings office for more detailed information on any aspect of residential property rental:
LETTING AND SETTING UP SERVICE
A CHARGEABLE service (currently 50% of one month's rent plus VAT) for which we will:
- Place your Bristol property details as supplied by you on our website
- Visit your property and advise on potential rental income
- Erect a To Let Board
- Advertise your property in the local newspaper in rotation with other available properties
- Advertise your property on websites such as Zoopla, Rightmove and more
- Arrange viewings of your Bristol rental property with prospective tenants
- Accompany viewings
- Reference tenants (with full Credit History)
- Draft and sign on your behalf, the Tenancy Agreement
- Collect the first month's rent and deposit and account to you for monies collected less our fees and expenses due
- Please note that should you withdraw the rental property once we have notified you that an application is being processed an administration charge of 150 plus VAT will become payable
We do not prepare Inventories but can refer you to an Independent Inventory clerk
FULL MANAGEMENT SERVICE
A CHARGEABLE service (as per our Contract with you) for which we will:
- Place your rental property details as supplied by you on our Bristol Property website
- Visit your property and advise on potential rent
- Erect a To Let Board
- Advertise your property in the local newspaper in rotation with other available properties
- Arrange viewings with prospective tenants
- Accompany viewings
- Reference tenants (with full Credit History)
- Prepare Tenancy Agreements and sign them on your behalf with any amendments being agreed with you beforehand
- An independent inventory clerk will prepare a full descriptive inventory of all items left in the property, this will be charged at 10% of one month's rent for checking in, the outgoing check will be paid by the outgoing tenant.
- Collect rents on a monthly basis, deducting any expenses etc and you will be paid by the 15th of each month either by BACS or Cheque whichever you require
- Pursue any arrears up to, but not including, issue of summons for recovery of debt
- Visit the property on a regular basis, advising you of any repairs or maintenance that may be required
- Attend to repairs and maintenance issues as specified in our Contract with you
- Undertake to respond to all emergencies within 12 hours and all non-emergency work within 48 hours
- Liase with any mortgage company or other lender regarding the tenancy agreement; however, consent to let the property must be sought by you prior to the signature of a tenancy agreement
- Ensure that the property complies with all applicable safety regulations
- Keep you informed of new legislation or material changes to existing legislation which will affect your property
- Arrange insurance for contents and buildings if requested
- Hold tenant deposits (of at least the equivalent of 1 months' rent plus £100) in a separate non-interest-bearing account
- Have prepared written inventories and schedules of condition at the start of each tenancy. These are performed by an Independent Inventory clerk who will also check the tenants in and out of the property and advise on any dilapidations. The cost of this service being borne by the Landlord on the ingoing and the tenant on the outgoing
We do not manage empty property, however we can arrange regular visits on a chargeable basis.
