- We will give you a weekly progress report on how the letting of your property is going
- You will get a written evaluation within 48 hours of our meeting
- Let only landlords will be paid their rent within 5 working days of move in
- Managed landlords will be paid between the 8th - 12th of each month for BACS payments and the 15th - 18th for cheques
- You will be informed about rent arrears by the 15th at the latest
- All maintenance will be actioned on the same day
- We will return your call on the same day
- All calls will be answered within 6 rings
- We will treat all customers with respect and in a courteous and professional manner
Unrivalled Local Knowledge
As one of the longest established letting agents in the area we have built up a local knowledge that will be hard to beat. Our management team has over 50 years of combined experience in the Bristol and North Somerset lettings market and there is little that we haven't seen or let in those years. By instructing Accommodation Unlimited you are accessing the knowledge and experience we have gained over many years.
Our computer system has a database of over 4,000 properties that we have marketed since 1991. There is not an area of Bristol or village in North Somerset where we haven't let something. By using our personal knowledge and database we can give our landlords an accurate rental valuation based on comparable properties that we have personally dealt with. Not something all our competitors can say with confidence.
Extensive Web Coverage
Over 70% of prospective tenants begin their property search on line. We are aware of this and make sure that your property gets the maximum exposure on the web. We use a variety of web sites to market our properties from our own highly praised easy to use website www.aul.org.uk to the specialist property portals such as rightmove and propertyfinder. We constantly monitor how our web presence is performing so that we can make sure that your property is getting the widest exposure possible.
We believe that the best way to let a property is to be pro-active. We have a database of pre-vetted prospective tenants that we keep in constant contact with via phone email or text making sure that they are aware of all new properties that might suit their criteria. By being pro-active we find that many of our properties are let without the need for advertising in the local press.
B.A.L.M.A. is an established association of agents sharing their professionalism, striving
to achieve high standards to benefit both tenants and landlords; whether private home
owners, professional landlords or investment companies.
B.A.L.M.A. Code of Practice:
- A member will provide services to all concerned without regard to
consideration of race, ethnic or national origins, sex or disability. In particular
members will not act on discriminatory instruction or reassure and will as far as
practicable follow the Race Relations code of Practice in Rented Housing. (Keeping in line
with government guidelines as laid down in the Race Relations Act 1976. Sex Discrimination
Act 19'74, Accommodation Agencies Act section 137, Housing Act 1988 Section 180.
Local Government Housing Act 1987).
- Every member should keep at least one bank account
(Client Account) which shall be separate from the firms trading account(s). Any money held
in such an account should not be available for the trading purposes of the firm or the
security. for a loan or for any other purpose, save where specifically authorized
by the client.
- Every member shall comply and conform to the content and spirit of the
Constitution of the association, a copy should be kept available at your office.
- A member
should also keep proper written accounts to show dealings as they relate to individual
- Every member shall be under a duty to avoid any act which involves dishonesty or
behavior of an unscrupulous or deceitful nature which shows moral unfitness to be a
managing agent or in any way brings the Association into disrepute.
- Members agree when
letting property not to demand a payment of a sum of money in consideration of
registering the name or requirements of a person seeking the tenancy of a house or flat, or in
consideration of supplying particulars of houses or flats to let. A fee shall only become
payable when a tenancy is formally accepted.
- A member shall not seek or conduct business
by methods which are designed to take unfair advantage of any weakness or ignorance of the
part of any person.
- A member shall use all diligence looking after its client's interest
and shall take all reasonable steps to protect and promote its client's interests.
- A member shall ensure that each client is aware from the outset of the terms and conditions
upon which its services are supplied. Before accepting. instructions a member shall
disclose in writing to his client any existing conflict of interest of circumstances
likely to give rise to a conflict of interest.
