Southmead – It’s the new Clifton
According to The Times on the 20th June Six of the hottest postcodes currently in England are in Bristol, with BS6 and BS7 leading the way obviously with BS3 also there but surprisingly no BS8 or BS9 but surely the biggest surprise is the inclusion of BS10 as one of the top ten property hotspots currently in England. For those of you not up to speed on Bristol postcodes BS10 is Southmead Henbury and Brentry North Bristol’s neglected suburbs. It also includes Cribbs Causeway
Why is BS10 suddenly looking up after years of neglect? There are several reasons. Let’s start with the obvious
Southmead Hospital The massive redevelopment of Southmead and the closure of Frenchay has meant that health professionals have gravitated to the area. With Horfield increasingly having less affordable accommodation (BS7 is currently the 3rdhottest property location in England), healthcare professionals are looking at BS10 as an alternative
Schools If you live at the southern end of Southmead you are in the catchment area to get your children into Westbury-on-Trym Primary school, in addition the Bristol Free School is beginning to come into its own and that is in BS10. So after years of being ignored BS10 is becoming an educational hotspot.
Location - Southmead expanded to house the workers at the old Bristol Aeroplane Company at Filton. The Bristol Aeroplane Co has now become BAe there is Rolls Royce Aero engines and of course Southmead Hospital. The area has a lot of large employers. The M4/M5 interchange is relatively close as is Cribbs Causeway, BS10 is in an ideal location as Greater Bristol continues to expand North
Property Stock – There is a lot of ex local authority(ELA) stock in this postcode. Architecturally they have little merit……but they have space. They typical ELA has three good sized bedrooms two receptions and a good sized garden, and at a relatively reasonable price people are beginning to look at Southmead as an alternative to Horfield Patchway and Filton

Kenmore Drive – A 1930’s semi emi on the Southmead/Horfield border The property has 3 beds a kitchen diner and a car port. Asking price £335,000
Wellington Hill West – Again a short distance from Ravenglass Crescent this 3 bed semi is on the market for £425,000 almost £200,000 more
Three similar properties less than a mile apart and up to £200,000 difference in price

Southmead Rd - Advertised as being in Westbury-on-Trym despite being on Southmead Rd and having a BS10 postcode this 3 bed semi is on the market for £1,195pcm that is £300 less per month than it’s BS7 counterpart
Radnor Rd Horfield – a three bedroom family home in Horfield Asking rent £1,500 pcm
Grange Close North – A 1960’s semi less than a mile from the “Westbury-on-Trym” house and on the market for £1,425 pcm
So if you are a house hunter whether you are looking to buy or rent and you need to be in North Bristol is it any wonder that you are now looking at BS10?
