Steps to Renting a Property Moving home, for whatever reason, can be a stressful experience. Here at Accommodation Unlimited we try to make the whole process as smooth and stress-free as possible. Below we outline the process from start to finish. This applies only to those properties that we manage: referencing, signing the agreement and move-in procedures may vary for individual Landlords. Step 1:Browse through our available properties making a note of those you wish to view or want more information on. If there are no suitable properties then please join our Mailing List and we will automatically e-mail you when suitable new properties become available. Step 2:You will need to register with us prior to viewing. Please note that there are separate registrations for professional and student properties. We will then contact you regarding viewing arrangements. Step 3:You view the property, occasionally a second viewing is needed before you decide that this is where you want to live.
Once you have found a property you want to rent you will need to pay our fee and agree on the day the Tenancy will start. Please note that until the fee is paid in full, we do not make any reference enquiries and the property is regarded as still available and we will continue to allow prospective tenants to view. We use an independent referencing company who offer our client Landlords a Rent Guarantee Service. They will ask for details of your employment and living arrangements for the last three years. If you are self-employed they will require details of your accountant etc. Occasionally you may require a guarantor and an additional charge may be payable. If you have any queries please ask our staff who will be pleased to advise you. Step 4:After we have received satisfactory references we will make an appointment for you to sign the Agreement and pay the Deposit and Rent due. All people who are named on the Tenancy must be present to sign the Agreement. Meanwhile our Inventory clerk will have visited the property and prepared an Inventory and Schedule of Condition. After the Tenancy Agreement has been signed and all monies paid, he will meet you at the property, agree the Inventory with you and take meter readings. You will then receive the keys to your new home. If you wish, you may sign the Tenancy Agreement and pay the Rent & Deposit in advance and then go straight to the property. Step 5:As Managing Agents we do notify the Utility Companies of a change of Tenant, but you will still need to confirm this with them and advise everyone of your new address. Step 6:You will need to notify your Insurance company of your new address or if you do not have contents insurance, we can arrange Insurance for you - just ask at out office or click here.
