Landlords
The Letting Check List It takes time to get your home ready for letting. Sometimes the idiosyncrasies that you call "character" are not quite so endearing to potential tenants. These pointers will help you make the best of your home, achieve a better rent and a better tenant. Check-out the following: Building Societies.
Do ask your mortgage company for permission to let your property. They will want a copy of the Tenancy Agreement. Management Company. If you're letting an apartment, make sure you let your management company know what you are doing. Decorative Order.Leave the property in good decorative order. Cleaning and touching up paint work takes very little time, but makes a huge difference to the appearance. DIY Jobs.Dripping taps, locks that don't work properly, broken sash cords, cracked windows or tiles, blocked drains, broken cupboard doors or drawers. In our experience, the better the condition when people move in, the better it is when they leave. Telephone Preferred. If you can, leave a telephone but make sure you inform the telephone company about the changeover. Unfurnished Accommodation. If you are letting the property on an unfurnished basis, please be aware that most tenants will require a cooker, refrigerator, carpets and curtains. Gas, Electricity, Papers, Milk.Let the suppliers know when you are leaving and ask for an up-to-date bill. Service Appliances. You are legally bound to obtain up-to-date service certificates on all gas and electrical appliances. Make sure they are serviced by a CORGI approved contractor. We would strongly recommend that all electrical appliances are similarly tested. Read on for Information for Overseas Landlords. Register your property with us today!
